Utah Real Estate - Buyers Guide
Thinking about buying a home? You’ve come to the right place.
Whether you’re a first-time buyer, looking for your dream forever home, or investing in property, I’m with you every step of the journey — from getting pre-approved to handing you the keys on move-in day.
My role goes far beyond simply finding houses. I provide clear guidance on financing options, current market conditions, negotiation strategies, and protecting your interests. In a fast-changing real estate market, having an experienced local advocate makes all the difference. I help you understand when to push for repairs, how to handle appraisals, and whether buying down your interest rate might create better long-term value.
This isn’t just a job for me — helping people find their perfect home is my passion.
Market Overview (2026)
Utah's market remains strong! Inventory is rising (this is a good thing as it'll keep prices from bouncing up too quickly if rates ever come down and allows buyers options) Overall, we have a healthy real estate market in Utah.
Utah County Highlights
Utah County is full of family-friendly communities, solid growth, strong tech hub, and easy mountain & recreation proximity. Popular for young families and executives alike.
Key Neighborhoods:
-
Provo: I still love Provo and have it top on my list for a couple reasons! It has everything to offer (sports, camps, activities, and entertainment with BYU & UVU, all the best dining, shopping, and still high rated schools) Minutes to Sundance for skiing and the lakes for water fun. Strong community that still has a small community feel! My people!
-
FAVORITE SPOTS
-
Edgemont: (North East Provo) Look around Day's Grocery store and you'll know what I mean
-
OXFORD RD: Yes, I'm biased! But, this is the perfect neighborhood! The perfect village designed to help anyone raise their families
-
Stone Gate: The tree lined Street is a giveaway! The stream/river make it special! and then it's gated with incredible views of the mountains... it's also find it's so incredibly quiet here... always! a special gem for sure!
-
-
-
Alpine: Prestigious gated mountain estates with privacy and views. Historically if you want a big home... this is the place in Utah County... expect prices ~$2.5M–$7M+ Strong long-term appreciation and equity preservation. Ideal for luxury buyers seeking prestige. Excellent schools, rural, charming feel with quick access to amenities. Easy access to hiking and Mountain Biking trails + mins to American Fork Canyon.
-
FAVORITE SPOTS
-
Three Falls for luxury! The true mountain feel with the charm of Alpine overall is perfect... if I have one complaint here it's that the homes are hidden, far apart and secluded which makes it hard to feel like a close knit community / neighborhood (I know so of you want to be hermits... in that case it's perfect ) But, you really can't beat the setting! It's stunning, special and surrounded by wildlife!
-
-
-
American Fork: There are several neighborhoods East of the Timpanogos Temple that I love! Quiet area, beautiful homes, near the canal walking/biking trail. I have a Mom & Brother that both live here and love it!
-
Highland: Upscale, family-oriented with large lots and community vibe. Top-rated schools, parks, and proximity to Tech hub (Silicon Slopes) Great for growing families.
-
Lehi: Booming Tech hub with modern homes and new construction. Fast-growing with Traverse Mountain and Ivory Ridge areas offering family amenities, trails, and convenience. Competitive market, sells quickly.
-
Mapleton: This used to be an agricultural area. But, the new homes have overtaken most of them. There are still a lot of areas where the quiet charm still exists. I've had clients tell me its the city of healing... I really believe that! I've sold a lot of homes throughout Mapleton and all the clients have raved about what a special place it's been for them.
-
FAVORITE SPOTS
-
I still love the Preserve... I wish they would have let me design the lots better but it's a special community right at the mountains edge.
-
-
-
Saratoga Springs: Lots of growth happening... I think it's a hidden gem! The views of the mountains from across the lake are unreal + Only Saratoga knows how to take advantage of Utah Lake and offers great Lake side living. I love the lake and so my favorite communities are right by the lake and have amenities like natural hot springs and boat docks.
-
Sundance: I love to ski! I've skied all over and I still love our little Sundance Mountain! It is growing but still has a community feel where you can make friends quickly. Sundance living is special! The Mountains (Mtn Timpanogos) is so scenic from the Sundance side. Lots of Trees, endless miles of trails for hikes & biking. The air is fresh and above the inversion we get in the valleys. There are several spots right by the resort I like... But, up the hill is growing and still has easy access to skiing in the winter. Anything in the trees or by the river is the special. Most homes are great mountain retreats but a lot also have great rental potential which is why you'll see some high prices here.
-
Cedar Hills, Eagle Mountain (affordable family options with new builds);
Buyer Appeal: Excellent public schools, outdoor recreation (Provo Canyon, lakes), and job growth. Commutes to Salt Lake are manageable.

Exploring Your Home Options
Luxury Estates - I am your guy! I have the best team and strong friendships with the incredible designers, landscapers, architects, landscape designers, contractors, home builders etc! I can help connect you with the right people for your exact project! We will make it happen!
New Construction Homes - Building from the ground up is exciting! But, it can be overwhelming. Builder contracts are lengthy and written in their favor. I have a team of builders I have extensive experience working with. I’ll review every step with you explaining timelines, upgrade costs, and potential pitfalls — so you’re fully protected and can make your dream home a reality.
Townhomes & Condominiums - These homes offer convenience and lower maintenance, often with community amenities managed by an HOA. We’ll carefully review monthly fees, parking, rental restrictions, and how they impact your loan approval.
Established Single Family Homes - These properties often feature charming details and established neighborhoods. However, they may need updates or repairs. A professional inspection helps us understand both immediate needs and long-term maintenance, so we can negotiate effectively during the Due Diligence period. I have a list of amazing contractors that can help us take a house and make it your home!
Investment Properties - I love real estate investing because it's predictable math... not guessing like so many other investments. There are several formulas I use that help you understand what is a true real estate investment. Once you fully understand the pillars to real estate investing you'll be hooked!

OXFORDRD
This was an amazing Home and Land Development to be a part of. Please check it out! I got to play a major part in every aspect of putting this project together. From assembling 29 different parcels (multiple families and sellers) to full entitlement process with the city. From grading to road design I got to help be a part of this stunning neighborhood that I believe will be a greta anchor to the community for years to come!
Congrats to the amazing team & friends I got to work closely with:
@broadbent_as - architect (the most ridiculously talented crew you’ll ever meet)
@northland_design - landscape design (absolute wizards at creating outdoor magic)
@charmedplayhouses - playhouse (charming, whimsical, and fun)
@sunlinelandscapes - landscaper (incredible team! Necessary for big jobs)
@studiomcgee - interiors (design superstars! Can make any space look/feel amazing)
@mcewancustomhomes - builder (they got it done)
@uvparade - the showcase (they bring the spotlight)
When we first envisioned this community, our goal was simple: create a village where families would love to live, connect, and make memories together. That vision influenced every decision we made—from the layout of the roads to the centerpiece of the neighborhood, a two-acre community park designed to bring neighbors together.
The setting is truly special. Nestled against the mountains with sweeping views of the valley, Oxford Rd offers some of the most beautiful scenery in Provo. We spent years carefully shaping the land and refining the grading to maximize those incredible views from every homesite while maintaining comfortable roads and driveways throughout the community.
Oxford Rd has been a labor of love, and we're grateful to share it with you. Follow along to see more of this Parade of Homes community and get a first look at our future projects.
